We are a local firm serving the Fylde coast and north Lancashire since 2007 from the start of the implementation of The Housing Act and The Energy Performance of Buildings Regulations.

Area of Practice

Our main work is carrying out Energy performance certificates (EPC), but we also do Building information modelling and other built environment consultations.

EPC:

We carry out both domestic and commercial (or industrial) Energy Performance Certificates for existing buildings (onsite survey is required), whether the buildings are for sale, rental, remortgage, etc.
We are fast, reliable and our assessors are with 16 years of experience.

SAP or on-construction EPC:

We also provide off-plans SAP calculations, BRUKL and SBEM reports for both domestic and commercial (or industrial) designs and then issue an EPC certificate when the building is completed.

The on-construction EPCs, in most cases, do not require a site survey and the calculations can be produced from the designer plans, remotely.

MEES:

Advice on ‘MEES’: Minimum energy efficiency standards for domestic and commercial buildings, From April 2018, a new legal standard for minimum energy efficiency will apply to rented buildings.

The current law states that all properties (domestic and commercial) can not be let if they have an EPC with a rating of F or G.

EPC rating improvements:

This service goes beyond Energy Reports, allowing to model a range of recommendations across multiple scenarios.

We provide tailored advice to clients by combining different recommendations in various ways on how to achieve a specific energy rating in a cost-efficient and practical manner.

This is especially crucial now, with rising costs and increasingly stringent MEES regulations for landlords or when green mortgage is required (for example a minimum of C or B rating required).

Building floor plans: 2D and 3D:

Marketing floor plans, agency style, we carry out onsite plans (2d and 3d) to scale, floor plans to assist in property marketing and measured building purposes providing an accurate representation of the building’s floor layout and total areas, showing main features including walls, doors and windows and more.

Land registry compliant lease plans:

We also carry out Land Registry compliant lease plans to the Land Registry specified scale and requirements in addition to sourcing the Ordnance Survey location plans if required.
